My name is Joe Mendel and I’ve been a mortgage broker for over 17 years.

My wife and I have bought and sold many homes over the years, including two custom built homes, and two major renovations. In 2016, we moved from south Surrey to Roberts Creek on the Sunshine Coast of beautiful BC.

Whether you’re a first time homebuyer or you’ve done this a few times, during my 17 years as a mortgage broker I’ve learned that I can never over communicate with my clients. My goal is to keep you updated before you ever ask.

Q. How much will it cost?

There’s absolutely no charge for our services on typical residential mortgage transactions. How can we afford to do that? Like many other professional services, such as insurance, mortgage brokers are generally paid a finder’s fee when we introduce trustworthy, dependable customers to a financial institution. These fees are quite standard and nearly industry-wide so that the focus remains on you, the customer.

A fee may be necessary where a non-conforming, specialty or private mortgage solution is required. This will always be disclosed to you right up front.

Q. Do mortgage brokers get the best rates?

The short answer is, yes. Lenders appreciate the value mortgage brokers add to their sales channels. They can save on marketing costs and their own in-house sales force by relying on brokers to find new business.

Lenders can offer their best rates to brokers—which are passed on to the borrower—based on the volume of business and the relationships they build with specific broker networks (e.g., Verico Financial Group) and broker teams (brokerages), such as Dreyer Group Mortgages.

Q. Should I continue to shop around?

It could take weeks for you to organize appointments with competing mortgage lenders, and we know you’d probably rather spend your time househunting! We work directly with dozens of lenders, and can quickly narrow down a list of those that suit you best. It makes comparison-shopping fast, easy, and convenient.

Q. How do I know which mortgage is right for me?

As independent mortgage professionals, we’re not tied to any one lender or range of products. Our goal is to help you successfully finance your home or property. We’ll start by getting to know you and your home ownership goals. We’ll make a recommendation, drawing from available mortgage products that match your needs, and we will decide together on what’s right for you.

Q. Will I get the same deal from you as I would from my own bank?

Many financial institutions would love to have you as a client, which is why they often offer incentives to attract creditworthy customers. These can include retail points programs, discounts on appliances, shopping clubs, and more. We do the math on which offers might be worth your attention when it comes to financing or mortgage insurance so you get the perks you deserve.
